The One Skill that will Grow your Business as a Physician Real Estate Entrepreneur

 

“Entrepreneur? .. Who?.. Me? 

Yes, you. 

The day you decided to take your financial future into your hands by venturing into residential real estate investing, you got your badge. 

 

Real Estate investing is Entrepreneurship on training wheels. You can get started doing the absolute minimum: buy a house, hand it off to a property manager, collect checks. 

 

When you are ready to grow your portfolio from “side-gig” to a formidable income stream, sharpening this one skill will go pretty far.

 

The skill is Public Speaking. 

 

(Some of you just got up, folded up your chairs and left the room…LOL ) 

 

Before you get in your car and drive off though, hear me out, it’s not as bad as you think. 

 

In 2023, public speaking does not have to look like it did 20 years ago. 

 

Years ago public speaking meant: 

 

Buying a fancy suit… 

Showing up at an event… 

Sweaty palms and all.. 

Stepping up to a microphone with peering eyes on you… 

Silence as you approached the podium… 

Mic tap… 

Then 15 - 60 mins of exhortation and exegesis… (not even sure where I pulled that word from LOL) 

 

Today, it’s different.

It’s podcasts. It’s Facebook™ / IG livestreams. It’s virtual summits. And yes, every now and then, it’s an actual stage with “real people”! 

 

Before I get into how to grow your skill as public speaker, let’s talk about WHY you need to master this skill as a Physician Real Estate investor and entrepreneur. 

 

1. Somebody needs to learn what you have to say: 

You may not think this is true, particularly if you just got started recently. But believe me when I say there is someone out there who is a few steps behind where you are, for whom hearing you speak may just be their gamechanger. 

When I pivoted to Short Term Rentals (STRs) first using rental arbitrage, I spoke about it at PIMDCON (Financial Freedom  through Real Estate Investing Conference hosted by Peter Kim). I cannot tell you how many people reached out to learn about this “new thing” I was talking about. A lot of people who reached out previously felt they were priced out of the real estate game, but hearing my talk gave them “hope” again. 

 

Some of those who worked with me have now gone on to BUY luxury short term rentals - something that seemed wayyyy out their reaches at the time. I was only 5 months into rental arbitrage when I gave that talk. 

 

2. When you educate you dominate:

I heard this quote from an “online mentor”.. You know, a YouTube™ Guru back in 2016.

When people hear you speak and it teaches them something new, it positions you as an authority in their minds, and when they are looking to invest with someone, you’re like the most reasonable option. “Who better to invest with than the person that taught me about this idea or opportunity” . 

 

3. You can grow your portfolio while doing good for others:

“If you help enough people get what they want, you can have everything you want.” - Jim Rohn.  

 

Recently I had a deal I was going to fund with hard money lenders. It occurred to me that many of the people on my email list would be happy to make those returns. I offered them the opportunity, and some of them went for it. Most of the people on my list found me from prior speaking engagements. 

 

Many people around you have capital sitting in savings accounts making a whopping 0.01% APY. If you learn how Real Estate deals work, and are able to find great deals, helping such individuals put their capital to work, and giving them a decent return on their investment creates win-win situations for you both. You get a way to fund your deals, they get returns multiple times what they would have gotten from the banks. 

 

But they need to know you EXIST. They need to know you are TRUST-WORTHY and CAPABLE . Public speaking helps you help them! 

 

Okay, I’m sold… 

How do I get started? 



Thought you’d never ask… 

 

It’s not complicated.

 

Pick up your phone. 

Go to your favorite social media platform. 

Hit the LIVE button. 

And tell someone about a recent deal you did - or are about to do!

 

The first time you do it, you may feel like you’re sweating bullets before you hit the “LIVE” button. 

You may stumble on your words… 

You may swear at me under your breath… 

But 60 seconds after the livestream is done, you’ll realize you made it. You didn’t die. 

You actually lived to do the next livestream, same time next week! 

 

Start with livestreams.. 

Then get on podcasts.. 

Offer to educate people on Facebook Groups

With consistency, before long people will reach out to invite you to speak 

 


 

Here are a few tips for initial success: 

1. Have a plan: 

a. What main point do you want to get across? 

b. What do you want people to do with the info you’re communicating? 

c. How do you want to open up the talk? 

Notice the order. When you have your main point, and  you have your “call-to-action,  you can decide which stories would make good openers to get our point across. By doing this, you can generate more results in 2 minutes than some people do in 1 hour. 

 

2. Tell stories: 

You are the expert on YOUR story. No one can argue about a deal you did, an experience you had, or something that was uniquely YOURS. Tell stories that show the point you are making. When you tie a point you’re making to a story you experienced, you get the message across, more people remember it, and you can feel relaxed telling it.   

 

See how I told  the stories above of my speaking at PIMDCON and helping people find hope, and that of my recent capital raise? You can refute everything I’ve said in this write-up, but you can’t refute those. 

 

Telling stories also takes off the pressure to “perform.” Remembering how an experience played out is way easier than quoting some random statistic you read. It can also warm up the audience to you as a person.

 

Remember: You’ve practiced story telling all your life! Use this skill you ALREADY have to put some dollars in your pocket. 

 

3. Bear gifts: 

Whether you’re doing a Facebook live, you’re a guest on a podcast, or have been invited to speak on a major physical or virtual stage, offer your listeners something for which they’ll connect with you. 

 

It could be as simple as giving them a phone number to text if they want the slides to your talk… or sending them to a landing page where they can sign up for a valuable PDF, checklist or ebook. Give your listeners a way to go further with you. 

 

For example: when I give a talk highlighting the benefits of Short Term Rentals, and how so many physicians are using it to save on taxes, I may offer a link to my STR Deal Analyzer so that my listeners can buy PROFITABLE short term rentals, and not money pits just because they heard my talk. You can click on that to see what happens after. Hint… I follow up with some juicy goodness :) 

 

There you have it. 

 

It takes repetition. 

 

It takes consistency. 

But if you can call a neurosurgery consult at 1am on a Tuesday, trust me, you can do this!
